If you are an owner, duty holder or manager of a building in the UK you cannot proceed with plans to remodel or demolish your building without having a professional asbestos building survey done first. What is an asbestos building survey?
An asbestos building survey is an inspection carried out by an expert and licensed contractor who specialises in asbestos recognition and removal. The services provided by these surveyors include several steps.
The first step in an asbestos building survey is a consultancy between the duty holder and the surveyors. This step is where the needs and services are discussed and where a plan is made for further action. It is the duty holder's responsibility to provide full access for the building that is to be inspected. It is also the duty holder's responsibility to get references from the contractor and verify credentials and insurance.
The second step in the asbestos building survey is to have the actual survey done. The contractors will come to the site and cordon off the area to be inspected. This means protecting all areas and persons from potential hramful fibres. The surveyors will wear protective gear and respirators as they do the asbestos survey in order to protect themselves.
The contractors will inspect every area commonly known to contain asbestos or (asbestos containing materials) ACM's. If needed, testing samples will be taken. The samples will be placed in the required polythene bags and sealed and labeled. Any samples will be taken by a registered vehicle to a licensed testing site.
Some potential places that might contain asbestos are in the tiling of ceilings and floors, roofing, cement sheeting, adhesives, gaskets, gutters, pipe work, doors, insulation, shingles and many others.

After the suvey has been completed and the samples have been tested, the duty holder will be provided with a report that outlines the findings and the recommended next steps. Sometimes it is recommended that the asbestos be left in place. Other times it is recommended that the asbestos and ACM's be removed.
