Although asbestos used to be held as a highly prized building material because of the extreme fire resistance and affordability factor, it is now regarded as one of the most dangerous materials known. This is because it was discovered that asbestos contains a very tiny fibre that is released into the air when the asbestos is disturbed.  The release of the fibres is what kills people.  The health danger doesn’t occur immediately, but is deadly.

 

 

Before it was considered dangerous, asbestos was used in many products and materials.  Some of the most common uses were for fire doors, in cement mixtures, floor and amosite ceiling tiles, some adhesives, wallpapers, resins and paints, among many others. Perhaps the most use asbestos got was as insulation. This type of insulation board was good for resisting fire and for insulating from extreme heat and cold and sound.

 

For buildings and structures erected during the 1960’s and 1970’s, asbestos insulation was also used for ceiling insulation, wall filling, bathroom partitions, and thermal insulation of boilers and pipes.  Although there was some use of asbestos insulation during the 1980’s, the danger outweighed the use so it was slowly phased out.

 

The current issue is that no records were kept as far as where asbestos was used.  Therefore, it is necessary to have a licensed asbestos surveyors assess your home or business before any structural change or remodeling can be done.  Even tearing open a wall can cause danger to anyone exposed.  Any type of cutting, sanding or drilling can disturb asbestos insulation inside the wall or ceiling.  This can cut loose fibres that pose a threat to any who breathes them in.

 

 

When insulating board, wall insulation or sprayed on asbestos needs to be disturbed for a remodeling project or deteriorated materials, it is always recommended that a licensed contractor be hired to do the job.  These experts will come out to do a detailed assessment.  This may be visual or may include taking samples to test. Either way, they can provide an asbestos report survey which will give you the recommended steps to take.  In some cases asbestos can and should be left alone or repaired.  This is only when the structure is sound. In other circumstances leave it up to the skilled professionals to remove any damaged or dangerous asbestos insulation.
